There are a number of ways the traditional brokerage model should provide this service, however, the simple answer is that the traditional buyers agent side of the real estate industry is broken.

Most modern real estate offices work off of a commission paid to the agent by the seller at closing. The commission amount is split between the listing agent and buyer agent, based upon the listing agreement (often a total between 6% – 10%). Therefore, the buyers agent, benefits more as the price tag climbs. The system is built to put the buyers agent wants in direct conflict with the wants of the buyer.

Now this does not mean that agents don’t act with good morals and ethics, working to be a great fiduciary to their client, however they are not incentivized to do so, and this has lead to the industry becoming a listing agent dominated marketplace. There is much yet to be determined based upon the recent lawsuits against the National Association of Realtors, however the fallout from the settlement will ultimately reshape buyers agency.
